Building Specifications

• Foundations and Structure:
  Reinforced concrete footings as per current building regulations and reinforced concrete structure and columns.
• Façades:
  Factory made brick cavity walls plastered on the inside and with extruded thermal insulation.
• Partition Walls:
  Internal double hollow brick partition walls. Acoustic insulation in partition walls between houses.
• Roofing:
  Flat roofs tiled in areas with access. Non accessible areas covered with gravel. Sloping roofs formed with light
  cement, thermal insulation and waterproof membrane. Sloping roofs laid with curved ceramic tiles.
• External Carpentry:
  “A” grade lacquered aluminium windows and frames with shutters on living room and bedroom windows. Climalit type
  double glazed panes with air chamber.
• Internal Carpentry:
  Prefabricated internal panel doors on wood frames. Security entrance door in the same style. Wardrobes fitted with
  matching doors, fully lined and with shelving and hanging rod.
• Floors:
  Enamelled ceramic tiles throughout except in bathrooms and kitchen which are tiled with top quality glazed ceramic
  tiles. Imitation terracotta tiles on terraces. Common areas laid with national marble. Mechanically stamped concrete
  garage floor.
• Wall Finishes:
  Bathrooms, kitchens, toilets and washrooms tiled from floor to ceiling. Tiling to be chosen by the Management.
  Remaining walls: Fine plastered. False ceilings in bathrooms, kitchens, toilets and hallways. Remaining ceilings fine
  plastered. Smooth synthetic paint finish throughout.
• Plumbing:
  Copper piping in all bathrooms, kitchens, toilets and washrooms, fitted with stop cocks and running above the false
  ceilings. Coating on hot and cold water pipes on horizontal sections in false ceilings and elsewhere on vertical
  sections.
• Bathroom Fittings and Taps:
  Electric hot water tank. White glazed ceramic bathroom fittings. White enamel bath. Mixer taps.
• Wiring:
  All wiring fed through conduit set in the walls. Top quality mechanisms.
• Air Conditioning/Heating:
  Air conditioning system with heat pump and distribution conduits and grilles installed in the false ceilings. External
  machinery installed under cover.
• Telecommunications:
  Installation as per current legislation.
• Special Features:
  Common areas, garden and swimming pools. Lifts with capacity to carry 6 people, leading direct to car parking level.
